Altona Meadows grew in the 1980s and 1990s on the flat land between Laverton and the shores of Port Phillip Bay; its first primary schools opened in 1982 and its post office in 1996. It sits in the City of Hobsons Bay, right beside Point Cook, and Cheetham Wetlands, with its lagoons and boardwalks, runs along its southern edge. Many homes here are now thirty or forty years old, and so are their original decks, so replacing and restoring decks is as common as building new ones. Peak Decking builds, replaces and restores decks across Altona Meadows, with stainless fixings for the bay air, stumps sized to a soil test and finishes chosen for the strong western sun.

Whether it is a first deck or a replacement, the board decides how the deck looks and how much care it needs. Three types cover most Altona Meadows decks.
Composite decking needs no oiling, will not splinter or rot, and resists fading in the sun. For owners replacing a deck that has needed oiling every year for decades, composite is often the natural next step. Lighter greys and timber tones stay cooler underfoot in summer.
For a natural timber deck, merbau gives a classic red-brown hardwood finish and spotted gum a lighter, varied Australian look. Both are hard and long lasting, and both need regular oiling to hold their colour. Spotted gum bleeds less tannin, which suits homes with pale paving.
Treated pine is the most economical deck and can be stained to suit the house. It suits a larger deck on a budget, and is easy to work around existing features such as a clothes line or garden beds. See timber decking.
Many Altona Meadows decks were built when the houses were new and are now reaching the end of their life. Replacing one is a chance to fix old problems as well as the boards.
Soft or spongy boards, a deck that bounces or slopes, stumps that have rotted at ground level, and railings that wobble are signs the frame underneath has failed. If rot runs through much of the frame, replacement is usually better value than patching. If only some boards or stumps have failed, a repair may be enough. See deck repairs.
The old deck is taken up and disposed of, and the ground underneath is checked. Old timber stumps are removed, and the soil is tested so the new footings suit the clay. The ground is reshaped where needed so water drains away from the house rather than pooling under the new deck.
A replacement deck does not have to copy the old one. Many owners take the chance to make the deck level with the back door, extend it toward the garden, add steps along one edge for seating, or wrap it around a corner to a side area, so the deck suits the way the house is used today.

Beyond a simple deck off the back door, three designs suit Altona Meadows homes.
Older homes often have a step down from the back door to the deck. A new deck is framed so the boards finish just below the door sill, giving a level step-free path outside while keeping water from running in under the door. See alfresco decks.
An open deck in full summer sun gets hot by early afternoon. A pergola or a Colorbond, clear or insulated roof over part of the deck gives shade and rain cover, and is planned and permitted together with the deck.
A composite or hardwood deck around a pool gives a cool, non-splinter surface, designed so it does not create a foothold within the pool barrier. Where the yard falls away, a raised deck with a balustrade keeps the outdoor area level with the house. See pool decking and elevated decks.
Altona Meadows sits close to Port Phillip Bay on the flat western plains, beside Laverton RAAF, the Bureau of Meteorology station that records the local weather. Three conditions shape every deck here.
Salt in the air near the bay speeds up corrosion of ordinary steel fixings, which then stain the boards and work loose. Stainless steel decking screws and hardware are used throughout, and galvanised steel stumps and brackets keep timber off the ground. Corroded fixings are one of the most common faults on older local decks.
Laverton RAAF records about 8.5 hours of sun a day in January and a mean afternoon wind of 21 km/h across the year, rising to 23.5 km/h in December. Sun and wind dry and grey timber quickly, so timber decks are oiled on all faces with a UV-protecting oil and boards are laid with correct gaps and airflow underneath to stop cupping.
The ground here is reactive clay that shrinks in summer and swells in winter. A soil test sets the AS 2870 site class, and each stump sits on a concrete footing sized and set to the depth that class needs, so the deck stays level against the house for years.

Not every older deck needs replacing. Many can be brought back with the right repairs and finish.
Rotted or split boards are replaced with matching boards, loose boards are re-fixed with stainless screws, and failed timber stumps are replaced with galvanised steel stumps on new footings. The deck is jacked back to level where it has sunk.
A grey, rough deck can be cleaned, sanded and oiled or stained to bring back its colour and protect it from the sun. In full sun, a timber deck usually needs re-oiling every six to twelve months to stay protected. See deck restoration and oiling.
Every job is priced from a free measure and a written, itemised quote. As a guide, treated pine is the most economical new deck, merbau sits in the middle, and spotted gum and composite cost more. Removing an old deck, a roof, screens and raised designs are each listed on their own line.
Deck builders near you in Altona Meadows should know the older homes and the local rules. Peak Decking measures every home before drawing anything and quotes in writing with every item listed.
The free measure records the door sill height, the fall of the yard, the distance to each boundary, the state of any existing deck and where stormwater can go. The deck is drawn to those numbers, so it sits level with the house and sheds water away from it.
Altona Meadows is in the City of Hobsons Bay, and the same Victorian rules apply as in Wyndham. Most decks need a building permit, and a deck more than 800 mm above ground can need a planning permit on a lot under 300 square metres or where an overlay applies. These are checked first and lodged as part of the job. See deck permits.

Peak Decking covers all of Altona Meadows, from the streets around Laverton station's bus routes to the edge of the wetlands. A free measure can be booked for any address in the suburb.
The streets around Altona Meadows Primary School and Queen of Peace Parish Primary School, both opened in 1982, hold some of the suburb's oldest homes. Here, deck replacement, restumping and full restorations are the most common jobs.
Homes near Cheetham Wetlands, with its lagoons and boardwalks, sit closest to the bay. Stainless fixings, composite boards and decks that make the most of the open outlook suit these streets.
The western streets toward Seabrook and Point Cook include later 1990s homes on family blocks, where alfresco decks with a roof, pool decks and new composite decks are popular. Blocks here are often a little larger than in the newer Point Cook estates, which leaves room for a deck and a lawn, or a second deck level down the garden.

decking In Altona Meadows
The cost depends on the size, the boards and whether an old deck has to be removed. Treated pine is the most economical and composite the most expensive. A free measure gives a written, itemised quote.
If the frame and stumps are sound, repair and restoration are usually better value. If rot runs through much of the frame, replacement is often the better answer.
Most decks need a building permit. A deck over 800 mm high can also need a planning permit on a small lot. Hobsons Bay applies the same Victorian rules.
Salt in the air corrodes ordinary steel. Stainless steel screws and hardware are used to stop rust stains and loose boards.
Yes. The deck is framed so the boards finish just below the door sill, with no step and no water running inside.
